To make registering housing projects with the Maharashtra Real Estate Regulatory Authority (MahaRERA) more accessible for developers, it has started hosting open house sessions outside its Mumbai headquarters.

Responding to demands from developers in Pune and Nagpur, these sessions are now being conducted in both regions.

The first open house session was held on January 22 in Nagpur. According to officials, weekly sessions are already conducted in Mumbai. Building on this model, MahaRERA plans to organise similar registration assistance in Pune, which has the second-highest number of projects in the state after the Mumbai Metropolitan Region (MMR).

Despite assistance from experts in self-regulatory organisations (SROs), many developers continue to face challenges in resolving their queries during the registration process. To address this, MahaRERA holds weekly open houses at its Mumbai headquarters, where senior officials respond to developers’ concerns. Developers from other regions had requested similar sessions in Nagpur and Pune, prompting MahaRERA to extend the initiative to these cities. The sessions feature financial, legal, and technical department officials to address registration-related issues.

Recently, MahaRERA reduced the minimum requirement for forming SROs outside MMR from 500 projects to 200, enabling authorised real estate associations across Maharashtra to establish SROs. This significant decision is expected to streamline the registration process for developers throughout the state.

MahaRERA has urged developers to ensure all necessary details and documents are submitted accurately with their registration applications, as this facilitates faster processing and issuance of registration numbers.

MahaRERA chairman Manoj Saunik emphasised the importance of compliance with the Real Estate (Regulation and Development) Act, 2016, which mandates that housing projects cannot be advertised or sold without RERA registration.

“MahaRERA has already established legal, financial, and technical frameworks for issuing registration numbers to housing projects. To make the process smoother, queries raised by developers are addressed in person during weekly open sessions at the Mumbai headquarters. From this month, we will extend this practice to Nagpur and Pune every month, starting with Nagpur. If applicants complete their forms and provide all necessary information, the process will be seamless,” he said.

Another MahaRERA official noted that around 70 per cent of the projects are based in the MMR, followed by Pune. Among the remaining projects from other parts of Maharashtra, Nagpur has many projects. Therefore, MahaRERA has initiated this service focusing on these two cities. With this initiative, MahaRERA aims to enhance support for developers and improve the registration process across Maharashtra.
