Reasonable prices at a cost

The Sriniwaspuri can hold its own in terms of location when compared to other in-demand areas in South Delhi for upper-medium class families. Located east of the Ring Road near Ashram Chowk,Sriniwaspuri has good connectivity with the rest of the city through numerous buses that ply on the route,along with easily available autos and taxis. The area is also centrally located,with the NCR regions around 30-40 minutes away. This turns out to be quite advantageous for residents who might need to commute to offices in Gurgaon,Noida,Ghaziabad or Faridabad. The locality can feel slightly congested,but rest assured,you will be well connected to the world outside. Nizamuddin railway station stands about 6 km away,the New Delhi Railway Station is 12 km away and the international airport is within a 30-minute drive in sparse traffic.

Transverse growth of the colony has almost stagnated due to space crunch. As a result,new constructions are mostly vertical. Local kirana shops mushroom in the area,with most houses featuring shops on the ground floor. Grocery is easily available at the nearby T-market or at the many street vendors around the area. Okhla mandi,located nearby,provides fresh and cheap fruits and vegetables. There are hardly any problems of electricity availability through the day. Parents of young kids will also be at peace,with plenty of good schools located in the vicinity. Sriniwaspuri has two government schools and the private Cambridge School. Delhi Public School,Mathura Road is at a 20-minute drive and Summerfields School is located in Kailash Colony,about 10 minutes away. Sriniwaspuri is also close to some of the best hospitals in Delhi. AIIMS,Safdarjung and Moolchand hospitals are each about ten kilometers away. Escorts hospital is at Okhla,the neighbouring locality. For those who love shopping,there are ample popular options close by,including Lajpat Nagar,Sarojini Nagar and South-Ex.

Sriniwaspuri,though,has a high population density,with few parks around the area. Nature lovers will be disappointed by the concrete surroundings and attempts at gentrification,which has taken a toll on the neighbourhood’s natural greenery. Some of the other worrying issues for the locality are the serious paucity of parking space and garbage littered along road sides. Two-wheeler owners can manage with parking at their homes,but four-wheel vehicles have to be parked on either side of the main road and on a first-come-first-served basis. As of now,the problem looks to be one that will continue to trouble the residents in the immediate future. Also,there are hardly any sports complexes around. Water availability is a concern only in the summer months. The rest of the year round,there is ample water supply for household consumption.

Property prices have shot up quite rapidly in the last four years and there is hardly any land available for purchase anymore. Flats,though,are available for both rent and sale. A road-side 2BHK ground-floor flat,which could be rented for Rs 3,000 four years ago,now costs around Rs 10,000-12,000. Similarly,a ground floor 1BHK is available for Rs 6,000-7,000,while one located near the main road costs around Rs 8,000-9,000.

MCD laws divide areas around Delhi in A to H circle categories. By law,different circles have different prices,depending on government guidelines. Some of the nearby areas,like Greater Kailash,fall in category A and hence have very high property rates. Lajpat Nager has a range of circles from A to G,while Sriniwaspuri has some of the lower-ends circles. Since it falls into these lower circles,the region has relatively lower rates despite being located in South Delhi and with good connectivity with the rest of the city.

“Sriniwaspuri has lower rates compared to Lajpat Nagar because the former falls under DDA slums area,while Lajpat Nagar is now in free-hold. Once Sriniwaspuri changes from lease-hold to free-hold,prices will automatically shoot up,” says Vijay Gill,a local property consultant who has been in the business since 1980.
