A day for new beginnings,Gudi Padwa,is an occasion to look forward to for realtors. And on Thursday,citizens did not disappoint as they handed over booking money for flats and used the holiday to check out sites for possible investments.
Terming the market as normal,Hemant Nayiknavare,president,Credai Pune Metro,said,Gudi Padwa is always a big day and people look forward to it for booking houses. However,owing to one per cent increase in stamp duty since April 1,a lot of people registered ahead of time.
For Rohit Gera,managing director of Gera Developments,buyers fixing appointments on Gudi Padwa to hand over the booking amount was no surprise. However,what did come as a surprise was the number of fresh enquiries.
Typically,people plan before hand and come to hand over cheques for bookings on Gudi Padwa. But this time around,there were a lot of enquiries and many checked out sites, he said.
Om Developers that has just launched a project in Ambe Gaon also saw a steady flow of possible investors.
We have already booked 15 per cent of flats in a 11-storey building. And on Thursday,as many as 100 customers visited the site, said Atul Mahashabde,director,Om Developers.
Some realtors,however,spotted a change in trend. Anuj Bhandari,director of B U Bhandari Landmarks,said there is a shift in sentiments of people. Gudi Padwa is definitely an auspicious day for any new buy but many people now dont see the logic in waiting for a specific day. Compared to last year,the market is slightly slow and there is a slight drop in the number of inquiries. Yet,those seriously considering to buy property are still visiting us, he added.
