A place which has been the quiet domain of Delhis uber-rich set and,in recent times,has seen an influx of expatriates and NRIs making their way back home. Jor Bagh is 12 km away from the airport and 4 km away from the Nizamuddin railway station. Its a shopping paradise for expatriates as well as Delhiites who like the good life and can afford living it.

While builders are breaking down older bungalows to make apartment homes spread over three to four floors,property prices still remain in the higher zone. If you want to know the rate of property here on a per sq ft basis,you can forget about it, says estate agent Sanjeet Sharma. There are several builder floors available in the area. Depending on the builder,a 3-BHK can cost between Rs 10 crore and Rs 12 crore. A bigger 4-BHK apartment floor can sell for anything between Rs 12 and Rs 16 crore, he adds.

Sharma also feels that it isnt just multi-national corporations and expatriates who make a beeline for Jor Bagh. There are several sales,I have overseen involving people from Chandigarh. Yes,this area is expensive,but for those with the money,it is a perfect location. Manish Bhatia of Bhatia Associates,however,feels that most homeowners look to sell or lease their properties to MNCs and expatriates as they feel the homes will be better maintained.

He says that a number of apartments are coming up for those looking to move to such a prime location. However,bungalows and kothis will always hold pride of place. We recently sold a bungalow spread over 475 sq yd for Rs 55 cr 8211; thats not too expensive. People would even go for a single room on the top floor of a kothi. With all the necessary amenities,these can be rented for Rs 35,000, he adds.
