Shah Rukh Khan’s first Mumbai home is undergoing redevelopment, 2 km away from Salman Khan’s Galaxy Apartments. No, it’s not Mannat

As Shah Rukh Khan recovers from a shoulder injury he sustained on the sets of his next action thriller, Siddharth Anand’s King, the actor rests at his temporary Mumbai home in Pali Hill, Bandra. His primary home, the iconic sea-facing bungalow Mannat, is undergoing repair and renovation. But do you know Mannat wasn’t the first property he purchased in the city?

Shah Rukh’s first Mumbai property

While Shah Rukh acquired Mannat in 2001, he bought his first property in Mumbai 10 years before that in 1991, immediately after tying the knot with Gauri Khan. This was a 4BHK sea-facing flat located in the Shree Amrit Society on Carter Road, Bandra. While it’s three kilometres away from Mannat, it’s closer to (two kilometres away) from the Galaxy Apartments on Bandra Bandstand, the home of Shah Rukh’s fellow superstar, Salman Khan.

After the redevelopment that started in June, Shah Rukh will receive his 4BHK flat by 2027 with an additional area of 155%, spread across 2,800 square feet. As per a Hindustan Times report, the developer is expected to sell the new flats for around Rs 1.50 lakh per square feet. If valued at that rate, Shah Rukh’s flat post redevelopment will be worth around Rs 42 crore.

Mannat renovation

Earlier this year, Shah Rukh and his family — wife Gauri Khan, daughter Suhana Khan, and sons Aryan Khan and AbRam Khan — moved out of Mannat as the 27,000 square feet sea-facing bungalow located at Bandra Bandstand is undergoing repair and renovation. The attempt to renovate the property, worth Rs 2,000 crore, came with an additional cost, thanks to it being a heritage property.

Originally built in 1914 and known for the longest time as Villa Vienna, the bungalow marked as a Grade 3 heritage structure, implying it’s a building “important for a townscape.” After a review in 2006, which followed Shah Rukh’s acquisition of the property in 2001, it was upgraded to Grade 2(B), implying it’s a “building of local and regional importance possessing special architectural and cultural merit.” The development came on the heels of Mannat holding “architectural value as a seaside villa and associational value with Shah Rukh Khan.”

As part of its renovation, Shah Rukh has also applied for addition of two floors to the annexe, which would result in the total built-up area getting increased by around 616.02 square metres at a cost of around Rs 25 crore. Given Mannat is not only a heritage property, but also located very close to the sea he’ll have to get approval from the Maharashtra Coastal Zone Management Authority for the vertical extension.

Where is Shah Rukh residing now?

Shah Rukh and family have temporarily moved into two lavish duplex apartments worth Rs 8.57 crore located on the first, second, seventh, and eighth floors of the building Puja Casa located in Pali Hill, Bandra. While his least lasts three years, Shah Rukh and family will stay at Puja Casa for at least two years, since they also need to get the requisite permission to renovate Mannat. The building is co-owned by producer Vashu Bhagnani, who lives in the same building along with his son, actor-producer Jackky Bhagnani and his wife and actor Rakul Preet Singh.
