According to a study of 99acres.com,rentals in Delhi witnessed varying trends during October December 2008,with the locality of Malviya Nagar witnessing a steep decline of about 15 per cent. However,the market recovered it in the first quarter of 2009 and is expected to be stable in times to come,the study says.

The area close to Saket and Hauz Khas,was at first populated in the 1950s and 1960s by refugees from Pakistan,who migrated after the partition of India. At the time,a large portion of the population were mostly Punjabis and Sindhis.

The area is bounded surrounded by Panchsheel Enclave on the North,Sarvapriya Vihar West,Seikh Sarai on the East and Saket in the South. The other places that are part of Malviya Nagar are Khirki Extension,Geetanjali Enclave,Bhavishya Nidhi Enclave,Survodaya Enclave and Shivalik. The locality also has the departments Training School of Delhi Police.

There are two major commercial shopping areas: the Corner Market and the Main Market.

There are a number of parks maintained by Delhi Development Authority (DDA).

The area also has several monuments built during Medieval era of Moughal rule.

The area also has offices of almost all banks. Starting Axis Bank,Canara Bank,Vijaya Bank,Central Bank of India (above Sagar Ratna,Main Market),Punjab National Bank,State Bank of India,ICICI Bank (Panchsheel Park),HDFC Bank (opposite to Sri Aurobindo College),Citi Bank,Standard Chartered – the nearest ATM is near the Panchsheel flyover at Golden Dragon and Deutsche Bank – the nearest ATM is on Aurobindo Marg,at Hauz Khas.

The local member of Legislative Assembly,Kiran Walia,says that there are so many things that have been done and so many more that need to be done. She says that as the Delhi Governments main focus is on overall development,Malviya Nagar has achieved its quota from time to time. From streetlights to pavements,to parks and multi-level parking,we have tried geeting the best of development work for the locality, she says.

We also got two community centres approved,and carried out the beautification of parks, she adds.

The Khirki Extension are of Malviya Nagar has a large number of builder apartments,as a result of people with plots for building independent houses having sold out to the builders. Even though,a plenty of builder flats are assessable in Khirki Extension,there are very few independent houses up for sale.

The drawback of the area is that it doesnt have sufficient space for parking. The only difference 1-bedroom apartments come with parking space for a scooter,whereas 2-BHK apartment and above have car parking areas.

Two years back,Khirki Extension saw property prices rise by 25 to 30 per cent,though rents have remained more or less the same.
