Sarita Vihar has emerged as a relatively posh hub of DDA housing over the last few years. Trends in prices have not fluctuated significantly,a pattern fairly similar to that of other Delhi colonies. Demand continues to outstrip supply even at a time when buyers are few and far between in the fledgling real estate sector.

The strategic location of Sarita Vihar has kept demand at a level which is far greater than supply, said Rajeev Mehrotra,analyst with Sunshine Enterprises. But compared to the level of demand persisting last year at this time,there are fewer buyers. Yes,demand is relatively less. But the situation is definitely not as dismal as the National Capital Region NCR, added Mehrotra.

Rates have seen a correction of about 20 per cent over the last year. Prices have reduced by only about 20 per cent,which is usually not significant enough to improve consumer sentiment, said Mehrotra. Homes in Sarita Vihar are of a uniform nature,either 2 BHK,3 BHK or Janta flats. A 1200 square feet 2 BHK DDA flat is currently priced between Rs 65 lakh and Rs 75 lakh. A 3 BHK flat of area 1600-1700 square feet is priced between Rs. 90 lakh and Rs 1 crore. Rates vary according to the floor on which the flat is built. Similar variations are applicable to rental rates. A 2 BHK home can be rented for a price starting at Rs 12,000 for the top floor and going up to Rs. 17,000 for a ground floor flat. 3 BHK flat can be rented at Rs 20,000 for the top floor and Rs. 25,000 for the ground floor. A Janta flat can be rented for a price between Rs 3,500 and Rs 4,000.

Jasolas commercial complex near Sarita Vihar had seen a surge in demand from big developers like DLF and Omaxe. Nearly 20 lakh square feet of commercial space is being developed here. Interestingly,prices,which were at Rs. 20,000-25,000 per square foot at Jasola last year,have now increased up to Rs 30,000 per square feet. The main commercial hub near Sarita Vihar,which is Jasola,continues to interest buyers. Prices have actually shown a slight but not too significant increase, said Mehrotra. Also,a new DDA allotment opposite Jasola is currently in the development stage. These residential plots of about 200 square yards are priced at the higher end,at approximately Rs 4 crore, said Mehrotra.

Sarita Vihar enjoys the strategic location of being situated on the main Mathura Road NH-2 and has great connectivity to central and south Delhi on one side Ashram Chowk is 5-6 km away,and Faridabad on the other. Okhla Industrial Area,Phase I and II,are opposite to these colonies on the other side of NH-2. Mohan Cooperative Industrial Estate is also close. Nehru Place is barely 6-7 kilometres. The Badarpur border is merely 2 kilometres away.

Jasola features a large sports complex and has some prominent educational institutions. Sarita Vihar has a number of schools including Dreamland and Kindergarten in Pocket L,DAV School in Pocket E,Glory Public School in pocket B,and Central School in Pocket C. Indraprastha Apollo,Escorts,and Holy Family are some of the hospitals located within a five-kilometre radius of Sarita Vihar.
