HUDA146;s land plan eats into DLF Garden City project pie

With the Haryana Urban Development Authority HUDA issuing a notification to acquire a big patch of land adjoining Amravati Enclave on the Pinjore-Kalka Road, the upcoming residential township project of the DLF may run into troubled waters. The DLF had earlier proposed to come up with Garden City, spread over 200 acres in the same area, the licence application for which has been pending with the Haryana Town and Country Planning Department for a long time now.

HUDA issued the notification recently to acquire the entire land from Amravati Enclave to Pinjore for the proposed Pinjore-Kalka urban complex.

On the other hand, the DLF claims to have already acquired more than 150 acres out of the required 200 acres for the project at a cost of around Rs 1 crore per acre, while the government rates are only around Rs 25 lakh for acre.

8220;As HUDA is to come up with an urban complex, a notification has been issued for acquiring land on which around 31 new sectors will be developed. The moment we receive the go-ahead, the process of acquisition will start. Though the DLF had plans to come up with a residential township on this land, they have not received the licence for it yet,8221; said a senior HUDA official on the condition of anonymity.

DLF officials, however, said that though HUDA has issued the notification under Section 4 of the Land Acquisition Act, they are hopeful of getting its licence approved as they had applied for it much earlier. 8220;We have acquired the land in that area and applied for the licence long ago. We hope there won8217;t be any problem,8221; said a DLF official who did not want to be named.

He added that an objection under Section 5A of the Land Acquisition Act had been filed by the DLF. 8220;Once a land is notified under Section 4 of the relevant Act, the owners of the land in question and other people whose land is acquired can file their objections under Section 5A,8221; said the official.

8220;The government always reserves the right to acquire land. While HUDA has issued a notification, the DLF has also applied for a licence. It will now be the government which will decide as to whether the licence will be granted to the DLF or the HUDA will be given the go ahead to acquire land.8221;
