
We will now go into each category of construction. First, take residential buildings. For every flat having an area of 80 to 150 sq mtrs multiply this by 10 to get area in approx sq ft, that is, flats having floor area of about 800 sq ft to 1,500 sq ft, the building is supposed to have space for parking of one car and two two-wheelers.
At present, it appears fine. Therefore, the committee did not change this. But Municipal Commissioner Ratnakar Gaikwad suggested one more category for flats and bungalows having a larger area. This category will cover the richer class having higher automobile ownership. It has, therefore, been decided that for tenements having an area of 150 sq mtrs about 1,500 sq ft or more, provision should be made for one more car, that is, two cars and two two-wheelers.
These rules will apply to buildings all over the city 8212; congested or otherwise.
Now, let us consider flats of smaller area. For two tenements having carpet area of 40 to 80 sq mtrs each in non-congested area, the requirement is for one car and four two-wheelers. This is shared by two families and hence the provision was not changed. But no car space was required for similar tenements in congested areas. So, in addition to the existing requirement, two tenements in congested areas together have been asked to provide for one car space.
Finally, smallest tenements, those having carpet area of less than 40 sq mtrs. The cumulative requirement was one car and four two-wheelers. Since the purchase power is gradually increasing, such four flats in non-congested area together have now been asked to provide space for two additional two-wheelers, that is, one car and six two-wheelers.
A building in non-congested area with 12 flats, each of 40 sq mtrs or less, will be asked to have total parking space for three cars and 12 two-wheelers.
