With Delhi Metros lines spreading across the city,the Delhi Development Authority has for long debated bringing in new policies for areas along Metro routes and other major transport corridors.
At a meeting held at the Raj Niwas on Monday,the Authority finally presented before Lieutenant Governor,Tejendra Khanna,guidelines for the redevelopment of influence zones along the Metro corridor. Guidelines were also presented for the redevelopment of unplanned areas like slums and JJ clusters,resettlement colonies and unauthorised colonies as well as for special areas like the Walled City.
The guidelines have been approved by the Lieutenant Governor and will now be forwarded to the Ministry of Urban Development for approval, a DDA official said. According to the guidelines,permission for any redevelopment in the residential areas shall be given on a case-to-case basis.
Resident Welfare Associations or private builders will have to submit their redevelopment plans to the local body concerned for approval with a non-refundable processing fee decided by the competent authority. Development charges,increased FAR charges,and land use conversion charges as decided by the Government from time-to-time shall be payable by the applicant, a statement issued by the DDA states.
In the unplanned areas,which include slums and unauthorised colonies,the Floor Area Ratio for residential units has been fixed at 400,but the FAR on commercial units will continue to be fixed as per the relevant land use norms.
Builders who take up slum rehabilitation will have to devote 60% of the land assigned to building residential quarters while 30% of the land can be utilised for the remunerative component. Each dwelling unit in the slum rehabilitation projects will have to be around 25-30 square metres.
For areas along Metro lines,drains,high tension wires and other important physical features,a minimum areas of 3,000 square metres will have to be provided to ensure a minimum of 30% green area.
