Lt-Governor Najeeb Jung has given clearance to a proposal to increase the ground coverage and floor area ratio (FAR) of plots above 750 sqm. The Delhi Development Authority (DDA) will also be approaching the court to allow more dwelling units on such plots in view of increased FAR.
“The Authority has passed a proposal that the maximum ground coverage in respect to plots of 750 sqm and above be increased from 40 per cent to 50 per cent and the FAR be increased from 120 to 200. This will, however, not change the number of dwelling units proposed to be allowed after increase in FAR. The issue of dwelling units will have to be taken up in court, which had restricted addition of more units. Permission will be sought for allowing additional dwelling units in view of increase in FAR,” a DDA official said.
This issue had been notified under the Master Plan and about 109 objections and suggestions were received. The objections and suggestions were deliberated over by the Board of Enquiry and the decision was taken based on the recommendations of the board.
The expansion of Bahai House of Worship — Lotus Temple — was also proposed. “Bahai Temple had requested for approval of layout plan for expansion of the temple complex. This was for building a training wing for the youth,” the official said.
The expansion is to be carried out on the land already in possession of the temple complex. “The expansion can be carried out subject to the condition of furnishing an undertaking that the FAR will not exceed the sanctioned limit,” he said.
The issue of making South Delhi Greenway Eco Mobility Corridor Project operational was also discussed in the DDA meeting. It was decided that Unified Traffic and Transportation Infrastructure (Planning & Engineering) Centre (UTTIPEC) will monitor and review the progress of the project and report the same to the DDA vice-chairman and the Lt-Governor.
A detailed project report will be prepared for the entire stretch of the 12.5 km-long project. The project will cover the total length of the Barapullah drain, originating near Saib-ul-Ajab near Meharauli and ending at the confluence of river Yamuna near Barapullah Bridge. The project will be funded by the DDA. The IDFC had indicated that the project would cost nearly Rs 250 crore in Phase-I — from Sarai Kale Khan to INA.
