Curb on building height in Bopal,developers panic

Residential zones in south Bopal were included in the Ahmedabad Urban Development Authority (AUDA) limits a year-and-a-half ago. But restrictions by the state urban development department on the heights of buildings has spread panic among the developers.

Most of the buildings are under construction,and developers fear the latest fiat might have a negative impact.

According to them,around 10,000 housing units were under construction in south Bopal. In case the government fiat on restricting building heights in the area is not withdrawn,it will lead to huge losses as they will not be able to construct 12-storeyed buildings for which they were granted approval earlier.

In two different town planning schemes,AUDA declared 70 per cent of the area as R1,where 12 storey buildings are allowed; 20 per cent as R2,where only ground plus three storey complexes can be constructed; and 10 per cent for commercial complexes.

But the urban development department subsequently declared R1 and commercial areas as R2,thus restricting the height of the buildings; and changed the R2 area to R1 status. This has led to confusion among the developers. They are worried about the outcome of their highrise projects still under construction.

“What will happen to those buildings which are already complete,as also those where we have completed a few storeys and work on the remaining floors is in progress?” said Suresh Patel,president,Gujarat Institute of Housing and Estate Developers.

Patel,who has taken up the matter with the state government,said the developers had taken proper permission from AUDA and surrendered 20 to 40 per cent of their land to AUDA as per the zoning system before going ahead with the construction.

Elsewhere,state Urban Development Minister Nitin Patel said the government resolution issued by his department in this connection was a pre-notification inviting objections from the parties with stake.

“We are looking into the apprehensions expressed by the developers and will take a decision to ensure that no one suffers,” he said.
