Govt plans FAR bliss for Delhi’s old city

Property owners in the walled city and some other areas in the national capital may be able to regularise their enhanced floor area if a recommendation of the Delhi Government goes through.

Delhi Cabinet,presided over by Chief Minister Sheila Dikshit,today recommended extending the floor area ratio (FAR) from 350 to 400 in certain areas including Old Delhi localities,Karol Bagh and in urban villages. The proposal will be sent to the Centre.

The recommendation to extend the FAR has also been made for 1639 unauthorised colonies which were provided provisional regularisation certificates by the city government. The benefit is sought to be extended for those for buildings where constructions beyond permissible limit have taken place not later than the year 2007.

Lakhs of property owners seeking regularisation of floor area ratio and having unauthorised construction in their buildings will benefit if the recommendation,to be sent to Union Urban Development Ministry for approval,is accepted.

In another important recommendation,the cabinet also said sub-division of plots should be allowed in the city.

Finance Minister A K Walia said the city government recommended that earlier requirement of having up to 175 sq metres of plot for having a building with 350 FAR be increased to 250 sq metres with 400 FAR.

“The recommendation is aimed at giving relief from demolition,” said Walia.

Officials said a higher FAR will mean allowing the houses to go up to four floors. Walia however,clarified that the earlier condition of having a maximum height of 15 metres will remain the same.

Walia said the city government has also recommended increasing the FAR for areas along the Metro lines and bus rapid corridors so as to encourage growth of real estate sector. Currently,the maximum limit of FAR on a plot of 175 sq metre to 250 sq metre is 350.

“This recommendation has been made to ensure growth of the areas along the Metro lines and BRT corridor,” said Walia adding that the government has not recommended any specific FAR for these areas.

About the recommendation for sub-division of plots,Walia said people of the city are facing a lot of difficulties as sub-division of plots was not allowed.

Walia said the recommendations have been made after the Centre asked the Delhi Government to provide its inputs for finalising the Special Areas Provision Act.
