(Express Archive)As the country celebrated the 102nd birth anniversary of Bollywood legend Dilip Kumar, news of the redevelopment of his family bungalow in Bandra’s Pali Hill area, in Mumbai, has made headlines. The bungalow, which held a special place in the heart of the late actor and his wife, saira Banu, is being redeveloped into a luxury residential project called ‘The Legend’ by Mumbai-based real estate firm Ashar Group.
The project has achieved a significant milestone, with sales crossing Rs 500 crore within 15 months of its launch. According to a statement issued by the company, “‘The Legend by Ashar’ on Pali Hill, Bandra, has achieved a milestone, crossing Rs 500 crore in sales within 15 months of its launch. This achievement reflects the strong demand for opulent residences in one of Mumbai’s most coveted neighbourhoods and sets a new benchmark for high-end real estate in the city.”

According to Zapkey.com the company has successfully sold four luxury apartments, including triplexes, from its inventory of 19 units, with one transaction formally registered and the remaining three expected to be registered within the next two months. The first apartment was purchased by Apco Infratech Private Limited, a prominent infrastructure development company, for Rs 155 crore in July 2024, as per property registration documents. Additionally, three more transactions for luxury apartments have been closed at an impressive rate of around Rs 1.50 lakh per sq ft, with buyers including high-net-worth individuals such as chartered accountants, infrastructure firm promoters, and businessmen, and these transactions are expected to be formally registered by the end of January or February.
What is the redevelopment project plan?
The company plans to construct 19 luxury apartments, with a total revenue potential of Rs 850 crore. The project will comprise 4—and 5-BHK (bedroom-hall-kitchen) luxury apartments, including duplex units, and a 2,000-square-foot museum dedicated to Dilip Kumar. In March 2016, Dilip Kumar entered into a development agreement with Ashar Group that paved the way for this luxury housing project.
Dilip Kumar (Muhammad Yusuf Khan) was a cinematic legend, widely regarded as one of the greatest actors in Indian cinema. Born on December 11, 1922, in Peshawar, Pakistan, Kumar’s illustrious career spanned over six decades, with iconic films like Mughal-e-Azam, Naya Daur, and Shakti cementing his status as a thespian. With his unparalleled acting prowess, nuanced performances, and enduring charm, Kumar left an indelible mark on the Indian film industry. He passed away on July 7, 2021, at the age of 98, leaving behind a legacy that continues to inspire generations of actors and filmmakers.
