BDD chawls project to be completed by 2026

THE REDEVELOPMENT project of the Bombay Development Directorate (BDD) Chawls is expected to be fully ready by 2026. MHADA has come up with a new deadline for project completion after MHADA vice-chairman Sanjeev Jaiswal recently visited the project site to check on the progress of the work.

The project has faced delays in the past, primarily due to various reasons, including tenants’ reluctance to shift to alternative accommodations or transit houses.

As a response, MHADA made rent provisions to address this issue just last year.

The BDD chawls project covers three locations: NM Joshi Marg, Naigaon and Worli, encompassing a total of 12 acres. These chawls were over a century old and built by British. MHADA decided to demolish and construct new high rise towers to the tenants who were residing in 160 sqft of houses having a common toilet facility on each floor.

MHADA plans to provide 500 sq ft houses with attached toilets and other amenities in new high-rise towers that are under construction at these locations. MHADA intends to construct a total of 9,689 houses in Worli, 3,344 houses in Naigaon, and 2,560 houses in NM Joshi Marg to rehabilitate the tenants.

Work on all three BDD chawls sites is said to be progressing.

The redevelopment project contracts were awarded in January 2019 for Worli and in March 2017 for Naigaon and NM Joshi Marg.
Kiran Mane, general secretary of Akhil BDD Chawl Bhadekaru Haqq Sanrakshan Samiti expressed concern about the project’s progress. “Tenants are facing challenges such as the offer of a monthly rent of Rs 25,000 in lieu of transit houses, which they consider insufficient. The reluctance of Worli BDD chawl tenants to shift to Sewri and various other issues have contributed to significant delays in the project,” he said.
