DLF launches housing project near Panchkula

DLF Home Developers Limited announced the launch of their latest project — Panchkula Valley — on Thursday.

DLF Home Developers Limited announced the launch of their latest project — Panchkula Valley — on Thursday. The township falls under Pinjore Kalka Urban Complex,Sector 3,near Chandigarh Cantonment on National Highway 22 to Shimla.

Rahul Mehta,Executive Director (North) DLF Home Developers Limited,said the project had been accorded all required licenses and approvals by Department of Town and Country Planning and Ministry of Environment and Forest. “A 100 per cent built-up project with a mix of apartments and commercial units,to come up in subsequent phases,is assured to be immediately occupied. It will have several other facilities including entertainment,health and education,” he said.

In the first phase,around 500 low rise independent floors (ground plus two floors) would be coming up.

This is a part of total 5,000 apartments to be built on an approximate area of 10 million square feet earmarked for the township project. DLF claims Panchkula Valley is its biggest township project outside Gurgaon.

In the first phase units of two,three and four bedrooms are priced in the range of Rs 28-60 lakh. The allotment will have a one year lock-in period,which means that the buyer cannot sell the allotted floor for a minimum of one year. Only one application is eligible on one PAN number.

The possession is assured within a period of two years from the date of booking or else penalty of Rs 10 per square feet for every month delay thereafter. The applicants of first floor and second floor will also be accorded 50 per cent of roof rights each for exclusive use.

“A lot of projects launched during the last two-three years failed to deliver on time. We assure our customers that we would be focusing on this fact — we will follow the time frame,” Mehta added.

“The six-laning of the national highway from Panchkula to Kalka is expected to give a big boost to the growth of the area,opening up new avenues of investment. The proposed bypass to Parwanoo from Nada Sahib and the planned lake near the barrage on the Kaushalya river are added attractions,” said Mohit Gujral,vice-chairman (North) of DLF Home Developers Limited. Inaugural discounts of 10 per cent are being offered by the company for the first two days after opening of the booking,which is expected on Friday.
