DDA set to soon launch three housing schemes, over 39,000 flats to be offered

The flats will be priced at 2023 rates without any escalation, said officials, and the prices will start at approximately Rs 29 lakh.

A total of 39,573 flats — in affordable, mid-income, and high-income categories — will be offered in localities such as Dwarka, Rohini, Jasola, Narela, Loknayakpuram, and Siraspur under three housing schemes that shall be launched by the Delhi Development Authority (DDA) in August, said officials.

Of these, 34,000 flats will be offered to low-income groups (LIG) and economically weaker sections (EWS) under the Sasta Ghar Housing Scheme. These affordable flats will be offered in Ramgarh Colony, Siraspur, Loknayakpuram, Rohini, and Narela. The scheme will operate on a first-come, first-serve (FCFS) basis with prices starting at around Rs 11.5 lakh, said officials.

The General Housing Scheme will offer around 5,400 flats for higher-income groups (HIG), middle-income groups (MIG), LIG, and EWS categories in localities such as Jasola, Loknayakpuram, and Narela. The Dwarka Housing Scheme is set to offer around 173 flats — with starting prices of around Rs 1.28 crore — in Sectors 14, 16B, and 19B of Dwarka. Targeted at those seeking upscale housing, this scheme offers categories such as MIG and HIG flats.

The flats will be sold via electronic auction (e-auction).

The DDA has also approved the relocation of eligible households from the JJ cluster at Kali Bari to EWS flats in Narela. The JJ cluster is currently located on a Central Public Works Department (CPWD) land parcel, which will be allocated to a Mother and Child Care Hospital.

Alongside housing schemes, the DDA has introduced a policy for the management and use of community halls, including a revised fee structure and the operationalisation of ancillary facilities. These halls can be booked online on a first-come-first-serve basis up to 120 days in advance, with a maximum booking period of five days, officials underlined.

Meanwhile, multipurpose community halls will be licensed through an e-auction for five years. Ancillary facilities such as gyms, yoga rooms, reading rooms, senior citizen rooms, indoor games, food kiosks, and ATMs will be included in the licence. Some community halls and adjacent open spaces will be licensed through e-auction for five years. These can be used for various purposes, including marriages, socio-cultural functions, educational talks, poetry readings, health-related events, and exhibitions, said officials.

To facilitate ongoing construction projects, the DDA has extended the deadline for completing construction on residential, commercial, industrial, and institutional plots to December 31, 2025.
