Come,rent classrooms at hourly rates

Tapping the booming coaching and tuition sector’s demand for space in a city with sky-rocketing commercial property rentals,a retired Army officer and his engineer son have come up with an ‘innovative’ concept — offering classrooms on an hourly rental basis,as per the requirement.

The idea of fully equipped ‘class providers’ on an hourly rental basis is expected to have followers in Chandigarh as it is not only considered an option that will fit the pockets of all prospective tutors and coaching institutes but also provide better options to students than the cramped rooms or small drawing rooms that are usually turned into ‘classes’.

“I have been seeing teachers who want to give tuitions but are forced to convert a room in their houses to a classroom because of lack of space. There is hardly any parking space outside the house and one can see dozens of vehicles parked on the roads,creating a nuisance not only for the neighbours but also for commuters. This is from where the idea of offering a solution to this common problem,which is growing at a fast pace,struck me,” said Colonel (Retired) H S Chahal.

It has been only a fortnight since this concept has been implemented but it has already caught the attention and recorded booking of several slots,especially at peak hours. These ‘rental classes’ are available in Sectors 35 and 36,with the option of 24- to 63-seater classrooms.

The rentals charged range from Rs 180 to Rs 350 an hour. These fully air conditioned classes with generator back-up are equipped with all the infrastructure needed including boards,chairs and desks,drinking water,supporting staff including peons and sweepers. The takers for these classrooms consider it a customised option. It is also expected to become popular among all those who take classes on alternate days,for which the payment is to be made only on the number of hours the space would be used.

“I had been giving tuitions at my place as I cannot afford exorbitant rentals of the commercial spaces available in Chandigarh. There was also no point in paying the rental for the property for the entire month when I would be using it only for a couple of hours during the day. I wonder why nobody thought about this idea before,” said a Chemistry tutor.

Shakti Singh,the manager who is handling the classes,has another take on the concept. “Often,the owners of a commercial property prefer not to rent or lease it out out of the fear of the tenants taking ‘undue’ advantage. So this is the best option for securing the property from rental issues,” explained Singh.
