In digitisation push, BBMP releases draft e-khatas for 22 lakh properties in Bengaluru

To digitise property records, the Bruhat Bengaluru Mahanagara Palike (BBMP) has released draft e-khatas (document identifying properties) for approximately 22 lakh properties across the city.

This move is part of the BBMP’s ongoing efforts to streamline its property management systems and enhance transparency. Property records are now accessible online through the BBMP’s eAasthi portal at BBMPeAasthi.karnataka.gov.in.

Residents can now search for their draft e-khata based on the ward where their property is located. Property owners can find their ward name and number on their property tax receipt and then access a list of all the draft eKhatas for that particular ward on the portal.

The BBMP clarified that since this is the first time property records are being digitised, a unique e-property ID has been created for each property. Currently, property owners can only search for their eKhata by their name. To simplify the search process, the lists have been organised alphabetically by owner name (in English) within each ward.

How to access your e-khata

To search for your property on the BBMP eAasthi portal:

Visit the official website at BBMPeAasthi.karnataka.gov.in.
Locate your ward name and number, which can be found on your property tax receipt.
Once you have that information, open the relevant ward’s list on the portal and search for your property by the owner’s name, as the list is arranged alphabetically.

The BBMP has acknowledged that the current search options are limited to name-based queries, which has been done to expedite the digitisation process. This initiative aims to ensure that residents can access their eKhata without the need to visit any BBMP offices or interact with officials in person.

Support available for residents

Recognising that the transition to digital systems may pose challenges for some residents, the BBMP has established help desks at all assistant revenue officer (ARO) offices across Bengaluru. Additionally, the BBMP is working on making the e-khata system available at all Bangalore One centres shortly, offering further convenience for those seeking assistance with accessing their records.

BBMP Commissioner Tushar Giri Nath said, “This is a key step in our efforts to digitise property records and improve transparency. We are committed to making the process as easy and smooth as possible for citizens, and the new eKhata system reflects that commitment.”

He added, “Citizens will now have access to their property documents without needing to approach BBMP offices, eliminating the need for physical interactions with officials, and thus reducing delays and potential bottlenecks.”

BBMP officials also stated that as part of its property digitisation initiative, efforts are underway to enhance the search functions and ensure that the eKhata system is more robust and comprehensive in the future. To further streamline the process for residents, more search parameters, such as property location or e-property ID, are being considered.
