BBMP issues guidelines for urgent e-Khata finalisation amid October 2024 property registrations in Bengaluru
The guidelines are aimed at expediting the process for property owners facing time-sensitive registrations at sub-registrar offices in Bengaluru.

The Bruhat Bengaluru Mahanagara Palike (BBMP) has issued new guidelines to assist citizens who have urgent property registrations scheduled for October 2024 and need to finalise their e-Khata quickly.
The guidelines are aimed at expediting the process for property owners facing time-sensitive registrations at sub-registrar offices. This move is part of BBMP’s ongoing efforts to streamline its property management systems and enhance transparency, with property records now being accessible online through the BBMP’s eAasthi portal at BBMPeAasthi.karnataka.gov.in.
According to the BBMP, individuals with upcoming property registrations can follow a streamlined process to obtain their final e-Khata by visiting the official website BBMP e-Aasthi and downloading the draft e-Khata for their ward. The ward name and number can be found on the BBMP property tax receipt.
To begin the process, property owners must download their draft e-Khata from the BBMP e-Aasthi portal, which is organized ward-wise. The portal can be accessed at BBMP e-Aasthi. To locate the correct ward, citizens can refer to the ward name and number listed on their property tax receipt.
To complete the final e-Khata online, owners need to provide their 10-digit BBMP Property Tax Application Number. Aadhaar-based eKYC is required for all listed property owners, though those without Aadhaar can authenticate their identity at the Assistant Revenue Officer (ARO) office using alternate IDs such as passports, voter IDs, or driving licences.
Additionally, the Registered Deed Number (sale or gift deed), which will be auto-fetched from the KAVERI system, must be uploaded. An Encumbrance Certificate (EC), valid from one day prior to the registration date of the deed until October 18, 2024, must also be submitted.
Furthermore, owners are required to upload a recent photograph of the property taken from the outside. They must also provide the 10-digit BESCOM Account Number, although this is not mandatory for vacant lands.
After uploading and submitting the necessary documents online, property owners are advised to visit the ARO for verification. If all the details are in order, the final e-Khata will be issued within one day. For individuals who encounter challenges with the online process and have urgent registrations, they can visit the jurisdictional ARO office with all relevant documents, where help desks will assist in uploading the information and generating the final e-Khata in accordance with the rules
The BBMP has also requested that citizens without urgent property registrations refrain from visiting the ARO office unless they receive a specific endorsement from the BBMP. These individuals can complete the e-Khata process online at a later date, with the requirement for the Encumbrance Certificate being waived for non-urgent cases.
