Another well-connected area towards the eastern part of Delhi is Surajmal Vihar. Along with surrounding areas of Anand Vihar,Vivek Vihar and Yojana Vihar,there are viable options for those looking to buy an independent home. However,the prices still remain quite high and would not be affordable for young professionals who fall in the middle-income category. Most of the homes in this area are either independent plots or builder floors. The maximum plot size is 180-200 square yards. The price of an independent plot in Surajmal Vihar is 4.5-5 crore. A builder floor would cost between Rs 1.4-1.6 crore. A 3 BHK apartment spanning 1980 square feet will cost Rs 1.75 crore. A 2 BHK builder floor in Yojana Vihar of an area of 900 square feet will cost Rs 78 lakh. A plot covering an area of 235 square yards can be bought at Rs 4.7 crore. Smaller plots will be at a price between Rs 3.25 to Rs 3.75 crore. An independent 2-bedroom house over a plot of area 135 square yards,is priced at Rs 2.75 crore. In Anand Vihar,an independent villa with 4 bedrooms,ground floor,first floor,second floor and basement,on a plot of size 250 square yards costs Rs 4.5 crore. There arent too many homes up for rental purposes. However,a 3 BHK floor can be rented at a rate between Rs 15,000-16,000. The prices are high and there is not much demand for homes from this area,at this time. Even if that theoretically indicates at a future fall in prices,one cannot be too sure. This is an area where the residents are primarily business families and not too many salaried people own homes here, said Pradeep Mishra,broker with Sainik Estates. One of the advantages of Surajmal Vihar and its adjoining areas is connectivity. Being only 2 kilometres away from Shahdara,makes the metro very accessible for those commuting from this area. The central office district of Connaught Place is about 15 kilometres away. There are many large malls including the flashy Cross River Mall,which is opposite Anand Vihar,in the heart of Shahdaras central business district. Other malls in this area are Parsvnath Metro Mall and Pacific Mall,which are within a 1 kilometer radius of Surajmal Vihar. The exact location of The Pacific Mall is along the Maharajganj UP Delhi border in Ghaziabad . This mall also has an IMAX theater,the second in India and fifth in Asia. The mall covers about 5,00,000 square feet and is designed by architect Hafeez Contractor. Some of the nearby schools include Kendriya Vidyalaya,Vivekananda School and Punit Public School. There are numerous hospitals around as well,such as Goswami Hospital and Garg Hospital. Even a Pet Care Clinic can be found. More of a settled area than an upcoming area,Surajmal Vihar offers comfortable yet expensive homes. However,it presents an alternative for those wanting to get away from the hustle and bustle of South Delhi.
