The officials said that the city will consist of a theme-based heritage centre, yoga wellness centre, convention centre, hotel, Haat for local art and artisans etc. (Photo: Representational)The Yamuna Expressway Industrial Development Authority (YEIDA) on Monday approved the revised feasibility report and the detailed project report (DPR) of the proposed Heritage City in Mathura.
The officials said it was decided during the 79th YEIDA board meeting that the proposal would be sent to the Uttar Pradesh Government for final approval.
The Heritage City in Raya Urban Centre in Mathura is proposed to be developed on 753 acres on a Public Private Partnership (PPP) mode at a cost of Rs 1,220 crore.
The officials said that the city will consist of a theme-based heritage centre, yoga wellness centre, convention centre, hotel, Haat for local art and artisans etc.
CBRE, which offers real estate consultancy service, has prepared the DPR for the Heritage City.
Besides, the board also approved the revised cost of construction of four loops and four ramps at the junction points of Yamuna Expressway and the eastern peripheral expressway to ease down the traffic and four other loops.
The cost has increased due to the delay in the construction as farmers of the villages in the area were not ready to give up their land for ‘low compensation’ and had filed petitions in the court. YEIDA has said that the farmers will get 64.07 per cent additional compensation and a seven per cent residential plot in lieu of their land.
Officials said that earlier Rs 75.50 crore was approved for the project, which has now increased to Rs 122.89 crore. The ramps will help provide better connectivity to Kundli, Sonipat, Meerut, Manesar, etc through both the Expressways, officials said. YEIDA has signed an agreement with the National Highways Authority of India (NHAI) for these interchange projects (loops and ramps).
Legacy stalled projects: YEIDA adopts Amitabh Kant committee recommendations
The YEIDA board also adopted the government order to implement Amitabh Kant committee recommendations on legacy stalled projects (projects which are incomplete due to various reasons, including non-payment of land dues). The Authority said that there are nine stalled projects, whose dues are being calculated on the basis of the said order, and the builders will be soon informed about the dues.
It also adopted Uttar Pradesh semiconductor policy of 2024 to allot land in the area under YEIDA to prospective companies. The Authority also approved a policy for the development or adoption of different parks, Green Belt etc. in the area.
The draft master plan for 2041 was also presented for the consideration of the board. The Authority said that it would be sent to the government for approval after due consideration.
YEIDA is spread in the six districts Gautam Buddha Nagar, Bulandshahr, Hathras, Aligarh, Mathura and Agra. While the Authority’s different projects are ongoing in Gautam Buddha Nagar, Bulandshahr, Aligarh and Mathura, officials said that YEIDA intends to develop the Urban Centre in Agra.
The Authority also gave a six-month extension to the allottees for the execution of lease deed or registry of plots of all categories including residential, industrial and institutional plots. Along with this, the allottees who want to surrender the flat of 54.75 sqm area under different schemes can get the refund at 4 per cent interest rate, officials said.
