In Mumbai, many housing complexes face a challenge to obtain the conveyance of land. Following which, major problems arise during redevelopment of housing complexes having old and dilapidated structures.
The Maharashtra government has issued a directive, asking authorities concerned to approve deemed conveyance of housing complexes that have undergone self-redevelopment within a month.
A conveyance deed is a legal document that transfers the ownership of land to a cooperative housing complex from a developer.
Many of the housing complexes, especially the ones that have redeveloped, face a challenge to obtain the conveyance of land.
In a bid to tide over this problem, the state government had introduced the deemed conveyance in 2008.
Under this, a housing complex that did not receive the conveyance was entitled to apply to the deputy district registrar of cooperative housing complexes. The authority would then pass an order conveying the land in favour of the society, after document verification, and hearing both the housing complex authorities and the developer.

The resolution issued by the state government on Wednesday states that the conveyance deed should now be granted within a month.
Anand Gupta, a member of Builders Association of India, has welcomed the move, and said that this will encourage the housing complex authorities to undergo self-redevelopment.
“Earlier, the deemed conveyance of self-redevelopment projects was supposed to be approved within six months. It has now been reduced to a month,” Gupta added.
