Dip in number of takers for MHADA homes

Officials blame high prices for the trend.

High prices of apartments built by MHADA may have have deterred people from applying for the annual lottery of affordable houses this year. The number of applications in 2013 is 38 per cent lower than last year.

The last date for applying for lottery lapsed Tuesday and MHADA received just 75,987 applications along with earnest money deposit for 1,244 affordable houses. This translates to about 61 people vying for each house in the lottery to be conducted on May 31. A total of 1.19 lakh people filled the application form for the lottery online,but 55,061 of them failed to pay the deposit.

However,the number is likely to change as MHADA has kept the window for payment of earnest money deposit open till 3 pm on Wednesday.

“People are put off by the high prices this year. Response for houses for economically weaker sections is healthy,but for flats for high-income and middle-income groups,it has been lukewarm,” said a MHADA official.

He added that the highest response was for 62 houses at Magathane,Borivali,for economically weaker sections,or people with a monthly income less than Rs 8,000 a month. The flats,which have a carpet area of 269.32 sq ft,have been priced at Rs 10.87 lakh.

Last year,MHADA received 1.31 lakh applications for 2,593 houses to be sold by the Mumbai board across the city and Konkan board in Mira Road. Of these,1.05 lakh applications were for 867 houses in Mumbai alone,or 121 people vying for each house,he added.

This year,MHADA decided to release 1,244 houses,with a majority of them — 572 — being for HIG (people earning more than Rs 40,000 per month).

The carpet area of the 1,244 houses ranges from 180 sq ft to 740 sq ft. The flats have been priced at Rs 6.45 lakh to Rs 75.22 lakh.

The cheapest houses (37 units) are available for EWS in the Turbhe-Mandale-Mankhurd belt with a carpet area of 180 sq ft. The most expensive houses are 480 flats of 476.74 sq ft each at Tungwa,Powai.
