Area falls under Shrikant’s LS constituency: Cabinet regularises 27,000 unauthorised structures in Ulhasnagar

The state Cabinet Tuesday regularised around 27,000 unauthorised structures in Ulhasnagar Municipal Corporation by charging a nominal fee of 10 per cent of the ready reckoner rates.
Ulhasnagar falls under the Kalyan Lok Sabha constituency represented by Chief Minister Eknath Shinde’s son Shrikant Shinde.
On March 7, the chief minister had assured, in a review meeting held at his official residence, that the structures will be regularised which will pave way for the redevelopment of old buildings.
“The unauthorised construction on the government land will be regularised by charging the fee of 10 per cent of ready reckoner rate. The sub-divisional officer as a representative of the district collector of Thane will regularise the occupants by charging the fee,” stated the proposal by the revenue department which was approved by the state cabinet.

Six assembly segments in the Kalyan Lok Sabha constituency include Mumbra-Kalwa held by NCP (SP) MLA Jitendra Awhad, Kalyan Rural by Pramod Patil of MNS, Dombivli by Ravindra Chavan of BJP, Kalyan East by Ganpat Gaikwad of BJP, Ulhasnagar by Kumar Ayalani of BJP and Ambernath by Balaji Kinikar of Shiv Sena.
With only one MLA from his party, Shinde is trying his best to attract voters from different areas prior to the Lok Sabha polls.
According to the note presented in front of the cabinet, Ulhasnagar municipal corporation has a total area of 13.50 square kilometers (1350 hectares) and area under 27,000 unauthorised construction is 405 hectares which is around 30 per cent of total area of Ulhasnagar.
“As per the 2023 ready reckoner rates, by charging the fees of 10 per cent of ready reckoner, the state government would get the revenue of Rs 74.90 crore and will not cause any loss to the state exchequer,” said the cabinet note.
After the partition in 1947, around 94,400 refugees from Pakistan were given land to live at Ulhasnagar.
“Later the population of the area increased and many families constructed the houses on the empty plots. In the last few decades, builders also constructed the buildings without following the rules. The matter went to court and the court ordered the demolition of the unauthorised constructions. But it would be like again displacing the refugees from Pakistan who got shelter here. It would be inhuman as a total 4,73,000 people live in Ulhas Nagar. So the government decided to regularise the unauthorised construction,” it said.
