‘Building by-laws will soon allow unlimited height for buildings’

Unlimited height for buildings is the new amendment in the building by-laws. This has been done looking at the shortage of space in the cities and also the rising prices of land,said Local Bodies Minister Manoranjan Kalia who was in the city today to inaugurate the 121st branch of Ryan International School at Dugri Phase 2.

In addition to this,even group housing can also be done in the form of high-rise building if owners of four houses or more submit a plan,he added. Although this amendment has been in the pipeline since long,the formal notification has been issued about a fortnight ago.

However,the floor area ratio (FAR) still remains the same (1:3) for commercial buildings. So if the building has to be erected high,floor coverage needs to be decreased.

According to the building by-laws,for a plot of 500 square yard or more,the maximum ground coverage in commercial building is 50 per cent and the rest is for parking. So if 50 per cent ground coverage is made,the height cannot be more than 3 times this ground coverage as per the FAR norms of 1:3, irrespective of the unlimited height proposal.

Municipal Town Planner Hemant Batra,said,”For unlimited height,one has to reduce the ground coverage to 40 per cent or 20 per cent of the total area. Thus,the new by-laws are helpful for tower type buildings.”

At present,the maximum height of the buildings is 70 feet as per norms. For areas of less 500 square yards,the ground coverage for commercial buildings is 60 per cent of the total space and FAR in this case is 1:2.

Again to gain height,ground coverage needs to be reduced leaving more space for parking.

Only commercial building owners can gain with this plan,said the MC authorities. However,owners need to seek approvals from the aviation department if the area is near the airport,added the local bodies minister.

The minister also gave Rs 3 lakh to the school management from his discretionary quota on the occasion.
