UP real estate regulator puts 400 projects in abeyance over failure to upload land records, maps

Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has put around 400 projects in abeyance on its portal for failing to upload land records or maps — and in many cases, both — of the project.

A number of these projects are in the National Capital Region (NCR), said officials.

They said the decision has been taken with the objective of properly alerting the allottees and guarding them against being defrauded by such promoters or projects.

RERA had earlier issued notices to these promoters and directed them to upload these records on the RERA portal. However, even after repeated notices, promoters of only 57 projects provided explanations, said officials.

“It was decided in the 152nd meeting of UP RERA on July 30 to create a category of “Projects in Abeyance” on its portal for projects whose maps and land records have not been uploaded on the portal. The promoters of 160 of these projects have not uploaded both the map and land records,” said an official of UP RERA.

“After in-depth scrutiny of the records of the projects registered with UP RERA, it was found that the promoters of about 400 projects have not uploaded the project map and land ownership-related documents on the portal. These projects were registered by the promoters during the early days of RERA,” the official added.
“The promoters were continuously being warned since 2018 to upload all the project documents on the portal. RERA has sent notices to these promoters again. If the projects are kept in the category of ‘abeyance’, the allottees will become careful and decide to make investment in such projects only after due diligence,” said the official.

“There remains a possibility that any common allottee may get duped and make investment in a project the approvals and land records of which are not verified. Such promoters have been directed to upload the maps and land documents without any delay, otherwise strict punitive action would be taken. Also, allottees should desist from investing in projects kept in ‘abeyance’,” said Bhoosreddy.
