Rs 200 crore five-star hotel and convention centre up for grabs again

A Five-Star hotel-cum-international convention centre planned in Sector 62 is up for grabs once again.

Project among the 12 mega targets worth Rs 9,000 crore in Sector 62; there were no takers for it earlier

A Five-Star hotel-cum-international convention centre planned in Sector 62 is up for grabs once again.

Estimated to cost Rs 200 crore,it was one of the 12 mega projects with total estimated worth of Rs 9,000 crore that had found no takers since they were conceptualised by the present Badal regime in 2007. These dream projects of Deputy Chief Minister Sukhbir Badal were part of the ambitious plan to develop Mohali as “Future City”.

In another bid to find a taker,the Punjab Infrastructure Development Board (PIDB),which is the executing agency,and Greater Mohali Area Development Authority (GMADA) have invited tenders from the interested private players dealing in five-star hotels,real estate,asset management and infrastructure development for taking up the project on Design-Build-Operate-Transfer (DBOT) basis.

A 10 acre site in the proposed City Centre spread over 150 acre in Sector 62 has been earmarked to be given on 50 years lease to the highest bidder. “We are keen to attract private sector investments for development of the project under public private partnership (PPP) model,wherein private sector participant shall be selected to design,finance,construct,market,operate,manage and maintain the facility for the concession period,” said a senior official.

After procuring the project site on lease,the concessionaire shall earn revenue from international convention-cum-exhibition centre,five-star hotel,food,beverage outlets such as coffee shops,restaurants,lounge bar and other commercial components.

As per plan,convention-cum-exhibition centre will be 4,000 seating capacity single multipurpose hall with removable partitions and retractable seating,if required,including 1,000 delegate Plenary Hall.

Five-star hotel will have a hall of 250 seating capacity,2 halls of 100 seating capacity,4 halls of 40 seating capacity each with seating arrangement,provisions for Board Rooms and two VVIP rooms.

Having a reception area with a minimum of 8 terminals,hotel will have a minimum of 200 rooms,coffee shop of 100 seating capacity,specialty restaurant of 100 seating capacity,lounge bar of 100 seating capacity,executive health club,which includes gymnasium,swimming pool,spa,health club,indoor and outdoor recreation facilities.

Food,beverages and other ancillary facilities will be as per the standards and requirements meeting the Ministry of Tourism guidelines. parking with minimum of 800 ECS (equivalent care space) shall be provided. Maximum permitted built-up commercial area/space shall be 10 per cent of the actual constructed area of five-star hotel. This area shall not count the area constructed for convention,exhibition,parking and basement facility.

Commercial area/space would house retail shopping,branded showrooms,anchor stores and entertainment complex/zone and office/business spaces within commercial complex only. Concessionaire will be required to construct minimum facilities within 30 months from the date of agreement.

City Centre also on hold

City Centre,Sukhbir’s another dream project,of which five-star hotel is a part,also remains on hold almost two years after Sukhbir laid its foundation stone on February 24,2009. City Centre was conceptualized to create work-live-play-shop environment. Estimated to cost Rs 4,200 crore on creating business,cultural,recreational and shopping infrastructure as per the planning and design by Singapore-based Jurong International,the project was boasted to attract Rs 7,000 crore investment and generate 40,000 quality jobs.
