The Rail Land Development Authority (RLDA), a statutory body under the Ministry of Railways, has announced two significant development opportunities in Mumbai and Thane, inviting bids for commercial and residential projects at Mahalaxmi and a commercial tower at Thane railway station.
Both projects are set to reshape the respective areas, bringing economic growth and modern infrastructure to these locations.
The land parcel offers a Floor Space Index (FSI) of 4.05, allowing developers to utilize the space for multiple uses, potentially creating iconic structures that will add to Mumbai’s skyline. The reserve price for the land is set at Rs 805 crore, reflecting the immense potential of the site for premium developments.
“There is surplus land available with the rail department out of which some sites have been chosen for infrastructure utilization which in turn will also create employment opportunities. The chosen sites hold tremendous potential for high-end projects, and we expect strong interest from developers. It offers them a chance to develop something remarkable that will drive economic growth and create new job opportunities for the surrounding areas,” said an RLDA official dedicated to these projects.
Following the invitation for bids at Mahalaxmi, the RLDA also invited bids for the construction of a Commercial Tower at Thane Railway Station. The project is part of the Station Area Traffic Improvement Scheme (SATIS) under the Ministry of Urban Development’s Smart City Mission. The Thane Municipal Corporation (TMC) has already constructed a 2.24-kilometer elevated road to improve mobility around the station. The project aims to reduce traffic congestion and ensure organized growth in the bustling Thane area.
The proposed Commercial Tower will be located on Central Railway’s land above the deck area at Thane station. The eight-floor building will feature modern commuter facilities, including food courts, commodity vendors, platinum-rated green office spaces, underground parking, lifts, escalators, solar systems, a terrace garden, and an open-air restaurant.
The site in Thane is demographically located at the heart of the city’s commercial hub, surrounded by institutions, offices, residences, and mixed-use establishments. With unorganized shops and homes currently occupying the area, the project presents a chance to give a new face to the east side of Thane.
The Commercial Tower will be designed as a multi-modal transit hub, connecting commuters to suburban trains, the proposed metro, and local bus services. The complex will also include essential civil infrastructure such as water supply, drainage, electrical systems, telephones, and internet connections. The project will cater to Thane’s growing demand for modern office spaces while enhancing the city’s transit infrastructure.
Both the Mahalaxmi and Thane projects are crucial for the RLDA’s broader goal of optimizing railway land for commercial and public use. These initiatives are expected to significantly improve local mobility, create new business opportunities, and contribute to the development of well-organized urban spaces in Mumbai and Thane.
