Shah Rukh Khan’s Mannat renovation gets NGT go-ahead as tribunal dismisses plea challenging it: ‘Without force’

In a significant relief for Bollywood’s Baadshah Shah Rukh Khan and his family, the National Green Tribunal (NGT) has dismissed an appeal challenging the renovation of his sea-facing residence, Mannat. While rejecting it, the NGT called the petition “without force.” With this, the superstar has received an official nod to proceed with the ongoing work on the structure.

Mannat, one of the major tourist attractions in Mumbai, has been the actor’s home for over two decades. However, Shah Rukh, along with his wife Gauri Khan and their kids — Aryan, Suhana, and AbRam — moved out of the house earlier this year so that the structure could undergo planned renovations.

Meanwhile, the project hit a roadblock, Times of India reported, when activist Santosh Daundkar filed a plea, arguing that the Maharashtra Coastal Zone Management Authority (MCZMA) had erred in granting Coastal Regulation Zone (CRZ) clearance for the proposed plan. Pointing out that the work was permitted since the property falls under a CRZ-II zone on the landward side of existing structures, which makes it compliant with the rules, the NGT gave the actor a go-ahead.

What renovation work is Mannat undergoing?

The renovation reportedly includes two new upper floors — the 7th and 8th — featuring a duplex flat and an internal staircase. Once complete, the building will comprise two basements, a ground floor, and eight floors above that, taking the structure’s total height to 37.54 metres.

Located in the posh Bandstand area of Bandra in Mumbai, the sea-facing mansion currently has a built-in area of about 27,000 square feet. Built in 1914, Mannat is a Grade 2-B heritage structure. Shah Rukh purchased the bungalow in 2001 for Rs 13.01 crore. Its estimated value is around Rs 200 crore as of December 2024.

Where do Shah Rukh Khan and his family live now?

Ahead of the commencement of renovation works at Mannat, Shah Rukh Khan and his family had temporarily moved into a luxury apartment built by film producer Vashu Bhagnani in the Pali Hill area of Mumbai. As per current plans, the family will stay there for at least two years until the work on Mannat is complete. The four-floor apartment, Puja Casa, spans 10,500 sq ft, and the ‘Khan’dan reportedly pays Rs 25.15 lakhs per month in rent.

Recently, another report emerged stating that Gauri Khan had rented a flat just 100 meters away from the Puja Casa building, exclusively for her staff. The 725 sq ft residential unit is located in Pankaj Society, Pali Hill. According to Zapkey, the flat was rented from one Sanjay Kishor Ramani at Rs 1.35 lakh per month for a period of three years.
