Building Pune: PMC to construct 4,173 affordable apartments under PMAY second phase

After the successful completion of 2,658 apartments under the first phase of Pradhan Mantri Awas Yojana (PMAY) in 2023, the Pune Municipal Corporation (PMC) is planning to build over 4,100 apartments in the second phase of the Central Government scheme meant for lower and middle income groups.

The apartments, with a carpet area of 30×45 sqm, would be constructed at five locations in the city — 296 in Balewadi, 736 in Kondhwa, 676 in Dhanori, 2000 in Hadapsar, and 465 in Vadgaon Khurd.

“Prime Minister Narendra Modi announced the launch of the second phase of PMAY in September last year. Accordingly, the PMC administration has proposed the construction of 4,173 apartments in the city in the second phase,” said Municipal Commissioner Rajendra Bhosale.

The municipal commissioner said the second phase of PMAY includes the construction of apartments in the Affordable Rental Housing (ARH) scheme. The proposal will be forwarded to the Central Government for approval, he said.

“Annual income up to Rs 6 lakh has been kept as the eligibility for the beneficiaries under PMAY. The Central Government would provide financial assistance of Rs 1.5 lakh and the state government would provide Rs 1 lakh per apartment,” he said.

Officials concerned said the implementation process of the second phase of PMAY apartments would be done in a better way than that of the phase one.

“We have learnt certain things while implementing the first phase of PMAY. There will be improvement in the second phase of PMAY for attracting beneficiaries to avail the benefit,” said city engineer Prashant Waghmare.

Chief Minister Devendra Fadnavis has recently reviewed the project and urged the civic administration to implement the second phase of PMAY at the earliest.

During the first phase of the project, the PMC acquired land in return of Transfer of Development Rights (TDR) and Rs 276 crore were spent on constructing the 2,658 apartments.

The Pune civic body faced difficulty in convincing beneficiaries as 5,000 selected beneficiaries opted out of the scheme due to personal and financial reasons.
