Just 20 days after purchasing his first plot in Alibaug worth Rs 2 crore, actor Kartik Aaryan has made another major real estate investment — an office space in Mumbai’s Andheri suburb, valued at Rs 13 crore. According to property registration documents reviewed by online real estate marketplace Square Yards on the Inspector General of Registration (IGR) website, the transaction was completed in September 2025.
The office is located in Signature by Lotus, a prominent commercial property in Andheri West. As per IGR records, the property has a RERA carpet area of 1,905 sq ft and a built-up area of 2,095 sq ft. The deal also includes three car parking spaces. Kartik reportedly paid Rs 78 lakh in stamp duty and Rs 30,000 in registration charges for the transaction.
Andheri West remains one of Mumbai’s key real estate hotspots, attracting both commercial and residential buyers. It boasts excellent connectivity via road, rail, and metro, and is in close proximity to the Chhatrapati Shivaji Maharaj International Airport. Its location near major business hubs such as Bandra Kurla Complex (BKC), SEEPZ, and Lower Parel makes it a strategic choice for businesses and professionals alike.
Just three weeks ago, Kartik Aaryan made headlines for buying his first land parcel at Chateau de Alibaug, a coastal development by The House of Abhinandan Lodha (HoABL). The actor purchased a 2,000 sq ft plot valued at Rs 2 crore.
Speaking about the investment, Kartik said in a statement: “Alibaug has become one of the most exciting places to invest in today — close to Mumbai, and I plan to build my own home there. This is the first time I have invested in land, and I did so with full trust in The House of Abhinandan Lodha. I’m glad to have made this investment.”
The Alibaug region has become a real estate magnet for Bollywood celebrities. Amitabh Bachchan owns a 10,000 sq ft plot worth Rs 10 crore, while Kriti Sanon, like Kartik, owns a 2,000 sq ft parcel in the same area.
In addition to his recent acquisitions, Kartik Aaryan also owns a 1,912 sq ft apartment in the Siddhi Vinayak Building located in the Presidency Co-operative Housing Society in Juhu. He reportedly rented out the property in 2024 for Rs 4.5 lakh per month. This was one of two properties he purchased in the area in 2023, each valued at Rs 17.5 crore, according to real estate analytics platform IndexTap.
According to Economic Times, Kartik’s real estate portfolio includes: Two apartments in Juhu, one apartment each in Versova and Andheri, a 2,000 sq ft office space in Veera Desai, and land in Alibaug.
His real estate journey began in 2019 when he bought his first apartment in Versova — the very neighborhood where he once lived as a paying guest during his early days in Mumbai.
Kartik Aaryan has emerged as one of the most bankable Bollywood stars in the post-pandemic era. His films Bhool Bhulaiyaa 2 and Satyaprem Ki Katha were box-office successes, with lifetime collections of Rs 265 crore and Rs 119 crore, respectively.
