In spite of rates falling in other parts of the Delhi-NCR region over the past one year,Indirapuram in Ghaziabad has seen fairly stable rates. Primarily a hub of apartment housing,Indirapuram’s location on NH 24 makes it relatively easier to access. Prices range from Rs 30 lakh to Rs 1 crore.

Ashiana Green offers 2 BHK apartments of 920 square feet at the rate of Rs 4000 – Rs 4200 per square foot. The same rates apply to 3 BHK apartments of 1195 square feet. A 2 BHK apartment in Uppal Apartments spanning 1225 square feet is priced between Rs 3000 and Rs 3200 per square foot. Again,the same rates apply to 3 BHK apartments of 1595 square feet. Shipra Suncity has 960 square feet apartments for 2 BHK,priced at Rs 33-35 lakh. Orange County Apartments have 2 BHK flats of 1350 square feet at a cost between Rs 45-48 lakh. Exotica East Square has 3 BHK apartments of 1561 square feet at a rate of Rs 48 lakh. Aditya Mega City has 3 BHK apartments at the rate of Rs 45-48 lakh,each spanning an area of 1610 square feet. Windsor Assotech Elegant offers 4 BHK flats of 2476 square feet at a rate of Rs 1 crore. Plot rates in Shaktikhand and Nitikhand fall between Rs 40,000 and Rs 50,000 per square yard. These plots are by Shipra Mall on NH 24.

Rental rates have also not seen much change over the past year. 4 BHK apartments in Windsor Assotech Elegant can be rented at Rs. 35,000 per month. 2 BHK flats of 1198 square feet in Jaipuria Sunrise Green are available between Rs 8000 and Rs 10,000. Similar rates apply to 2 BHK flats in other apartment complexes in this area as well. A 3 BHK apartment of 1550 square feet can be rented in Arihant Harmony for Rs 10,000.

“Since Indirapuram falls on the route to the Commonwealth Games,this area has not seen as drastic a reduction in prices as was expected with the recent real estate downturn,’ said Pradeep Mishra,broker with Sainik Estates. Even if buyers are few,prices are at the same level. There has been a minor fall of Rs 200-Rs 300 per square foot in this area.

Indirapuram has come up as a hub of young professionals. Most of the residents are between 25-40 years of age. Being close to good schools such as Indirapuram Public School,Cambridge,St. Thomas,and DPS Ghaziabad (NH 58) add to its self-sufficiency. Shipra Sun City is the nearest mall and there are other malls being constructed. Being located on NH 24,Indirapuram is easy to access from Delhi,coming via Akshardham. Accessibility should improve further with the completion of construction of the SNG Expressway that would connect Faridabad,Noida and Ghaziabad. Indirapuram’s relatively affordable rates and proximity to call centre offices of Noida have made it a wise bargain for those looking to purchase their first home.
