In a budget of Rs 50 lakh,West Delhi and East Delhi offer maximum options within the city. This budget provides a variety of options in the National Capital Region areas of Gurgaon,Noida and Faridabad.

In Rohini,Rs 50 lakh will bring in 2 BHK society flats on the second and third floors,in the better-maintained sectors of 9,13 and 14. An independent plot of size 48 square metres is available between and single floors on plots of size 84 square metres are also available. Brand new 2 BHK builder floors can be found in Prashant Vihar. “Rohini actually provides the cheapest options for new constructions among al Delhi Development Authority (DDA) approved areas,” said Rajiv Sakhuja,consultant with Interstate Realtors.

In Pitampura,2 BHK homes on 1st to 3rd floors are available in West Enclave. Rates will actually be lesser here as the construction tends to be old.

In Shalimar Bagh,2 BHK flats are available in a new pocket allocated by DDA known as Sheeshmahal Apartments. The apartments are well-maintained though compact. Similar homes are available in Vikaspuri,where there are 2 BHK apartments of area 800 square feet.

In East Delhi,Mayur Vihar has DDA flats of 1000 square feet that are available at this rate. In Indirapuram,Ghaziabad Ashiana Upvan has 3 BHK flats of area 1595 square feet. Prayag Apartments in Vasundhara has 2 BHK apartments,covering an area of 1000 square feet.

In South Delhi,builder floors of 1000 square feet and 900 square feet are available in Kalkaji and Lajpat Nagar respectively. 2 BHK Builder floors can also be found in Jangpura Extension,of area 850 square feet.

“Gurgaon offers a lot of homes within this budget. Of course,size in this budget varies according to the location. Customers will get bigger homes as they move further into Gurgaon,for instance on Sohna Road,” said Pradeep Mishra,consultant with Sainik Estates. 150 square yard plots are available in Sectors 45 and 56. In DLF Phase 3,builder floors are available on plots of area 130 square yards. Nirvana County has builder floors on plots of area 240 square yard. Sector 9 contains 250 square yard plots. Silver Oak Apartments in DLF Phase 1 offers 2 BHK flats within this budget. Wembley Estate has 2 BHK apartments of area 1040 square feet. JMD Garden on Sohna Road has 3 BHK homes of area 1875 square feet. So does Orchid Petal,where the apartments cover an area of 1712 square feet. Princeton Estate in DLF Phase 5 has smaller 2 BHK apartments of size 950 square feet.

In Noida,Sector 105 has 3 BHK apartments of area 1650 square feet while Greater Noida offers 3 BHK flats of area 1910 square feet in Sector Chi-pi. Parsvnath Privilege in Greater Noida is also another option,which has 3 BHK homes of area 1855 square feet.


In Chandigarh,one can find constructed floors or group housing board and society flats available upto Rs 50 lakhs. No independent plot is available in this budget in Chandigarh. As the independent plot in Chandigarh starts at a price of Rs 70 lakhs for a 5 marla area.

Independent floors are transferred according to the needs and budget of the buyers.

Within the range of Rs 50 lakhs a 5 marla independent ground floor can be bought in Sectors 15,27 and 38. It consists of a two bed room,drawing and dining and small study room.
