The Punjab Urban Planning and Development Authority (PUDA) has finally decided to look towards the fast burgeoning townships of Zirakpur and Dera Bassi on the outskirts of Chandigarh to provide integrated development and improve their infrastructure.
The state government was till now solely focusing its attention on Mullanpur, or New Chandigarh. However, now PUDA has come out with a detailed proposal regarding the requirement to tweak the master plans of Zirakpur and Dera Bassi in order to regulate their growth and development.
PUDA has recently floated an expression of interest for consultant firms regarding its proposal to finetune the master plans of the two towns. The pre-bid meeting for the same was held on June 26 in which four firms participated. It was clarified that the LPA for Zirakpur master plan is approximately 40 sq kms (including MC area) and LPA for Dera Bassi master plan is approximately 50 sq kms (including MC area).
The shortlisted consultant firm will have to prepare extensive area utilisation plans for the already notified master plans of the two towns. No significant change in the proposed land use and road circulation shall be effected in the already existing master plans of these towns but a well-laid out, contiguous, coherent and systematic growth of these local planning areas will be ensured.
Speaking to Chandigarh Newsline, Chief Parliamentary Secretary and senior Shiromani Akali Dal leader N K Sharma, who is also MLA from Dera Bassi as well as a prominent real estate businessman of this area, said that there were some shortcomings in earlier plans which needed to be done away with.
“We want to do an integrated planning for Zirakpur, Dera Bassi and Lalru. The roads need to be connected with each zone with a separation of industrial and residential areas. The move will help in sustaining a better planned expansion of these towns,” said Sharma.
PUDA wants an analysis done of existing master plan proposals and to come up with recommendations to improve the overall master plan.
Verification of revenue-based existing land use plan and master plan for proper implementation and that of existing development will also be done.
Review of already approved layout plans of different real estate promoters, in order to check the congeniality and contiguity of the approved layout plans and to suggest measures for improving the congeniality and contiguity across these layout plans is also on the cards.
PUDA also wants preparation of sector and zonal plans to be done in the two towns as well as detailed landscape plan along with revenue-based updation of existing land use plan. Preparation of proposed land use plan indicating the detailed land use planning along with traffic and transportation plan and infrastructure plan will also be done.
Dera Bassi and Zirakpur have lately seen a mushrooming of housing colonies of private real estate promoters without the requisite increase in the public facilities. The haphazard development has resulted in lack of supporting roads and other basic necessities as a result of which there has even been a slowdown in the real estate sector in these two towns.
