A budget of Rs 45 lakhs will fetch budget homes for small families in Delhi while the outlying areas comprising the National Capital Region will offer homes with greater in-built amenities.
In Delhi,the western part offers the maximum number of options within this range. A 2 BHK flat of area 800 square feet can be found in Sector 17 of Dwarka. These are the homes categorized as Middle Income Group (MIG) flats. Similar sized accomodation is also available in Sector 18 of Dwarka. Rajouri Garden and Tagore Garden in West Delhi have small 2 BHK flats of area 800 square feet,available within this budget. Similar sized homes can be found in Janakpuri as well. A 1 BHK flat with study is most commonly available in these areas within Rs 40 lakh. Thus,a Rs 45 lakh budget will fetch small,2 BHK flats,but not in the more central locations of Delhi,such as Central and South Delhi. The starting rate for such homes is around Rs 45-50 lakh. A Middle Income Group (MIG) flat in Hari Nagar and Rajouri Garden costs Rs 45 lakh and Rs 50 lakh respectively,” said Jaskirat S. Bansal,real estate consultant with Grant Real Estates.
In Faridabad,one can buy a 350 square yard plot in Sectors 83,84,85,75,76. In Sector 30,Paras Apartments offers 2 BHk flats of area 1080 square feet. Omaxe Green Valley in Sector 42 has 2 BHK flats of area 1165 square feet within this budget.
In Gurgaon,Sector 9 offers 160-200 square yard plots. Sectors 45 and 46 also have plots of this size. Park View Residency in Palam Vihar consists of 2 BHK apartments that can be bought within this budget. Maple Crescent in Sushant Lok I offers small 2 BHK homes of area 970 square feet.
In Indirapuram,Vijaya Apartments offers 3 BHK flats of area 1550 square feet. Aditya Garden City also has flats of area 1500 square feet. Orange County has 2 BHK apartments of area 1350 square feet. 2 BHK flats of size 1100 square feet can be availed of in Vasundhara Enclave.
In Noida,2 BHK society flats of area 1300 square feet are available in Sector 61. Plots of size 112 square metres are also available in Sector 122. In Greater Noida,plots of area 225 square meters can be found in Sectors Alpha,Beta and Gamma.
There are many options in the National Capital Region for independent living. This is not entirely possible within the city of Delhi,in such a limited budget. Hence,families can acquire independent homes only in the peripheral areas and the mid-segment budget will enable them to go in for extra construction if desired, said Pradeep Mishra,real estate consultant with Sainik Estates. l
